Estudio de factibilidad del proyecto de construcción del Hotel E La Caballeriza

Abstract

En la situación económica actual las organizaciones deben trazar estrategias para garantizar ser eficaces y eficientes. En el logro de este propósito se realizan transformaciones significativas que implican desembolsos financieros dirigidos a adquirir tecnologías o bienes de otra índole. En función de esto, los directivos necesitan herramientas que le proporcionen información necesaria para la toma de decisiones. Atendiendo a lo anterior se desarrolló este trabajo con el objetivo de realizar un estudio para determinar la viabilidad técnica y económica, de ejecutar o no la construcción del Hotel E La Caballeriza en Holguín. En la investigación se desarrollaron pasos lógicos comprendidos en los estudios de factibilidad. Se analizaron dos variantes y como resultado se obtuvo, que la propuesta del proyecto es rentable para la alternativa dos. En esta los análisis se efectuaron considerando la inversión en CUC. Para tasas de un 10%, 11% y 12%, se alcanzan valores actuales netos positivos ascendentes a: 284.180,93 CUC, 189.549,98 CUC y 103.466,39 CUC, respectivamente. Se espera recuperar el proyecto en aproximadamente ocho años. También se efectuó una valoración considerando la incidencia de un incremento de los costos de operación y una disminución de los niveles de ventas. En el primer caso se demostró que el proyecto solo es rentable para un costo capital de 10% y 11%; y para las ventas también se alcanza rentabilidad para el 12%. Para el logro del objetivo propuesto se requirió la aplicación de varios métodos, entre los cuales se encuentran: el histórico – lógico, analítico – sintético, empírico, estadístico, etc.

In the current economic situation the organizations should trace strategies to guarantee to be effective and efficient. In the achievement of this purpose they are carried out significant transformations that imply financial payments directed to acquire technologies or goods of another nature. In function of this, the directive needs tools that provide them necessary information for the taking of decisions. Assisting to the above-mentioned this work was developed with the objective of carrying out a study to determine the technical and economic viability, of executing or not the construction of The Stable E Hotel in Holguin. In the investigation logical steps were developed understood in the studies of feasibility. Two varying were analyzed and as a result it was obtained that the proposal of the project is profitable for the alternative two. In this the analyses were made considering the investment in CUC. For rates of 10%, 11% and 12%, upward positive net current values are reached to: 284.180,93 CUC, 189.549,98 CUC and 103.466,39 CUC, respectively. It’s hoped to recover the project in approximately eight years. A valuation was also made considering the incidence of an increment of the operation costs and a decrease of the levels of sales. In the first case it was demonstrated that the alone project is profitable for a capital cost of 10% and 11%; and for the sales profitability is also reached for 12%. For the achievement of the proposed objective the application of several methods was required, among this are: the historical one - logical, analytic - synthetic, empiric, statistical, etc.
